The repair should address the identified defect and connect properly with sound surrounding materials. Covering a stain or adding sealant alone may miss the cause.

A repair preserves useful roofing when conditions allow. A replacement becomes a different conversation when damage or wear is widespread. An inspection helps separate the two.

A repair may make sense when damage is limited and the surrounding roofing can support a dependable connection. Widespread wear, deteriorated decking, repeated leaks or brittle materials can change that recommendation. Roof age is context, not a diagnosis; the condition of the whole system matters.
Water can enter at flashing, a pipe boot, a valley or a small opening that is difficult to see from the ground. It may travel along the roof deck or framing before appearing indoors. Plumbing or condensation can also cause stains, so the source needs to be investigated rather than assumed.
The damaged area, roof material, slope, access and the condition beneath the surface all affect the scope. A flashing repair and a repair involving wet decking are different jobs. Ask for an estimate that explains the proposed work, materials and how any additional concealed damage would be handled.
