How much does a roof replacement cost in Houston?

There is no single price that fits every Houston roof. Roof surface area sets the scale; materials, slope, removal work and the details of the installation set the scope. This calculator combines those inputs into separate lower and upper planning scenarios.

The starting external-market benchmarks are $450–$800 per roofing square for architectural asphalt shingles and $1,200–$1,600 per roofing square for standing-seam steel (metal benchmark), before this model's additional allowances. These are not Reality Roofing quotes. A square means 100 square feet of roof surface, not living space.

Two houses with the same listed floor area may have very different roofs. Use the result to prepare questions and compare a written scope, not to decide what a contractor must charge. Hidden damage and unusual assemblies can fall outside the displayed range.

Size, slope & access

Steeper slopes add surface area over the same footprint. Multiple stories, tight access and intersecting roof planes can change labor, equipment needs and installation difficulty. Complex shapes also require more cuts and material waste.

Materials & removal

Architectural shingles and standing-seam steel have different material and installation costs. Extra old layers or heavy coverings add removal and disposal work. The model includes one asphalt layer in its base, then adjusts for the removal selections.

The parts you cannot see

Decking condition, hidden moisture damage, structural repairs and unusual flashing needs cannot be established online. Ask how discoveries after tear-off will be documented and priced before authorizing additional work.

The complete scope

Underlayment, edges, flashings and ventilation matter alongside the roof covering. Confirm property protection, disposal, cleanup and any applicable permit or association requirements in the proposal. This calculator does not determine local approvals or quote their fees.

HOME SIZE ≠ ROOF SIZE

Measure the roof.
Not the rooms beneath it.

A 2,400-square-foot two-story home may have roughly a 1,200-square-foot main footprint if both floors are equal. A garage, porch, overhangs and sloped roof planes add to that footprint. Unequal floors and additions make that shortcut less reliable.

With a roof report, choose “Estimated roof surface area.” The calculator then uses that measurement directly with a small uncertainty allowance, without dividing it by stories or adding pitch again.

Surface area and ordering quantity are different.

Roofing squares shown in your result describe the estimated roof surface. Materials ordered may be higher because of cuts and waste. The calculation breakdown shows that distinction so waste is not confused with a larger roof.

Pitch changes two things.

The rise of a roof increases its surface area and can change installation difficulty. For example, a 6/12 plane has about 12% more surface than its horizontal footprint. Do not measure pitch by walking on the roof; use existing plans or ask during an inspection.

The metal calculation uses a standing-seam steel benchmark. Gauge, panel profile, finish, attachment and roof details affect the proposal. It is not a price for every metal system, aluminum or specialty metal.

START WITH THE CONDITION

A new roof may not be the next step.

A localized flashing leak or limited shingle damage may be repairable when surrounding materials are sound. Widespread wear, repeated leaks and deterioration across multiple areas may justify discussing replacement. Neither age alone nor an online calculator makes that decision.

Houston-area heat, heavy rain, wind and hail can affect different parts of the roof. Water entry may occur away from the ceiling stain. After a storm, document concerns from a safe place and have the roof assessed; a dry ceiling is not proof that no damage occurred.

Pricing sources and base inclusions

RISE Roofing's Houston pricing guide publishes installed rates of $4.50–$8.00 per square foot for architectural shingles and $12–$16 for standing-seam steel. Those rates informed the base, not a quote from Reality Roofing. RLYNT's Houston cost guide was reviewed as a comparison. Published contractor ranges describe different scopes and are not interchangeable bids.

The model treats ordinary installation, underlayment, standard detail work, one asphalt tear-off and disposal as included in the base, with a 10% ordinary waste baseline. It adds only incremental waste material cost and the selected allowances. It is a planning convention, not a statement about a Reality Roofing proposal's inclusions.

Geometry, waste and adjustment assumptions

Home mode divides total living area by the actual number of stories, adds your garage/porch footprint, applies a 95–105% footprint uncertainty and 104–110% overhang allowance, then applies slope geometry. Roof-measurement mode uses 95–105% of the area entered instead. These bounds are modeling choices, not an accuracy guarantee.

The low and high totals are each calculated from their own area, installed rate and adjustment values, then rounded outward to the nearest $100. Waste is applied to material ordering, with only material waste above the base allowance added to cost. No blanket percentage is added around a single price.

These adjustment allowances are provisional modeling judgments, not externally verified Houston rates or Reality Roofing charges. They must be calibrated against completed jobs. The 2+ layers selection represents two to three layers; more layers, unusual disposal or access can exceed the range.

What this calculator cannot include

Concealed deck or structural damage, asbestos or hazardous-material work, solar removal, major chimney/skylight work, specialty metals, engineered assemblies and unusual access are not individually priced. Product suitability, ventilation design, permits, association approval, taxes and final inclusions must be confirmed in the written estimate. No insurance proceeds, financing, warranty upgrade or energy savings are assumed.

The tool does not inspect your property, measure satellite imagery or determine whether replacement is needed. An inspection and field measurements are necessary before a binding proposal. Actual work may cost less or more than the displayed range.

How accurate is this roof cost calculator?

It is a preliminary budgeting tool, not a measurement service or a quote. Accuracy depends on your inputs and how closely your roof fits the model. Unknown pitch, hidden damage and specialty details can widen the difference. Reality Roofing must inspect the property and confirm the scope to provide a personalized estimate.

What is a roofing square?

One roofing square is 100 square feet of roof surface. A 2,800-square-foot roof is 28 squares before extra material for cuts and waste. Living space and roofing squares are not the same measurement.

Can I use my home's listed square footage?

Yes, select total home floor area and include all stories. The model estimates the main footprint by dividing by the number of floors. Add garage and covered porch footprint separately when excluded from living area. Use a measured roof area for unequal stories, split levels or complicated additions.

Why does a steep roof cost more?

A steeper roof has more surface over the same footprint and may need different access, equipment and labor. The calculator accounts for both geometry and a separate installation allowance. Exact requirements depend on the actual roof and material.

Is a roof repair cheaper than replacement?

A focused repair generally covers less work than replacing the entire roof, but cost alone does not establish suitability. A sound surrounding roof may support repair; extensive deterioration or recurring problems may support replacement. Request an inspection before choosing.

How long will roof replacement take?

Size, material, access, weather and conditions found after removal affect the schedule. Ask Reality Roofing for a project-specific plan. This calculator does not predict completion time or promise a start date.

Does the range include extra layers and damaged decking?

The base assumes one asphalt layer. Your layer and current-material selections add provisional removal allowances. Damaged decking and structural repairs are not individually priced because their extent is unknown. Ask how those discoveries will be documented and approved.

Does homeowners insurance cover roof replacement?

Coverage depends on the policy, cause of damage, exclusions and the insurer's determination. This calculator does not subtract potential insurance payments or calculate a settlement. Ask your insurer about coverage and deductibles; a contractor estimate is not a coverage decision.

Will I need to provide contact information to see my range?
